The Chestnuts
PRS were appointed in March 2021 by LB Waltham Forrest to consider options for the redevelopment of the Grade II* Listed landmark called ‘The Chestnuts’ on Hoe Street in Walthamstow. This extraordinary Georgian building was built in 1745 by James Allen, a successful merchant who traded with the Ottoman Empire. It has various outbuildings including an old Brewhouse and Stables.
The Buildings have been on the Historic England at Risk register for some time following its steady decline from a substantial family home to a women’s mental asylum, school, and finally a local skills training centre that was closed in the 90’s.
Following detailed historical research and meetings with the LB Waltham Forrest Conservation Officers and Historic England, various options have been agreed for further development from a mixed-use arrangement to a wholly residential. Working with Greenwoods, high-level cost planning has taken place that has informed various financial models.
